The House...
Kingsmuir House, built in 1855 is set in an acre of grounds, landscaped gardens and private parking our guests. The interior takes inspiration from its Victorian features yet with a modern twist. When you arrive at the front door you enter the hallway to a sweeping staircase and Scottish tartan carpets.
You can choose from two quality suites, The Haystoun and The Bonnington which each include a luxurious large bedroom, luxury en-suite bathroom and a beautifully designed private sitting room.
What you will receive is five Gold star bed and breakfast accommodation at its very best.
Kingsmuir House is the National Winner of the Most Hospitable B&B/Guest House in the Scottish Thistle Awards in 2017/18 and 2015/16 was awarded Scotland’s Best B&B by The AA for 2015/16.

The Breakfast...
A relaxed private dining experience, using locally sourced freshest ingredients... The Breakfast room has separate dining tables, set in a Mulberry tartan design décor. Breakfast is cooked to order… you can choose from, a full Scottish to smoked salmon with a creamy scrambled egg. Not to mention the selection of home-made jams and marmalades.
Breakfast is served between 8.30 and 9.30ish (well you are on holiday! I like to word “ish”)
The Suites...
The Haystoun Suite
The Haystoun Suite is named after the country sporting estate located just up the road from the house. The suite has a traditional feel with high ceilings, detailed cornice, fireplace and chandelier whilst retaining a cosy intimate atmosphere, receiving the sun in the morning / mid-afternoon
The Bonnington Suite
The Bonnington Suite is named after the road at the back of the house.
The suite has a contemporary feel as it is designed using grey and white tones whilst still retaining original Victorian features such as the fireplace, cornice and chandelier. The suite is west facing and receives the late afternoon sun.
The Area...
The charming market town of Peebles in the Scottish Borders is a wonderful location for holidays and short breaks. Peebles is set in the Tweed Valley, with several local pubs, vibrant cafes and restaurants just a short stroll away, Kingsmuir House is perfectly located for those who want to relax whilst being accessible to Peebles Town Centre.
Less than an hour from Edinburgh with excellent transport links, yet set in the lovely Tweed Valley countryside, Peebles is an ideal base for visiting, golf, fishing or activity short breaks or just relax!
Our Story...
Moving my family, Karen and Georgie (our 18 month old daughter) into Kingsmuir House on January 15th 2004 it was our turn to add our history to the house. We had a vison to turn the clock back and save the house and call it our home. Over an eight year programme of works, we starting bringing our idea’s to life, with the normal up and downs of a large restoration “what have we taken on” moments! When you’re living in one room for a year and cooking on two camping stoves and a couple of microwaves the vison does become a little blurry.
We are now sitting in a very privileged place with guests from all over the world coming to stay and relax in our beautiful home and enjoying the warmth of the very best in Scottish hospitality at the award winning Kingsmuir House B&B.

- Walking - 40 signposted walks around Peebles and the Tweed Valley, including sections of the Southern Upland Way and the John Buchan Way.
- Golf - There are several golf courses within 5-30 minutes drive. Kingsmuir House Guests have preferential Green Fees at Peebles -www.peeblesgolfclub.com and Minto Hawick -www.mintogolf.co.uk Other courses in the area include Innerleithen, West Linton and Cardrona..
- Osprey Watch - Kailzie Gardens.
- Horse Riding - I can arrange half, or full day treks with one of our local horse riding schools.
- Mountain-biking - Nearby, Glentress, one of the top mountain biking centres in the UK with fantastic routes for all levels.
- Botanic Garden - a few minutes drive from the house, is the award winning Dawyck Botanic Gardens.
- Fishing & Shooting - the river Tweed famous around the world for its salmon and grayling. I can also arrange for shoots with a local game keeper.
